A recent report on the website LandlordZone.co.uk advises landlords that tenants prefer wood flooring, but they are happy with laminate flooring.

Tenants want flooring that is durable, easy to clean and looks good. Wood flooring satisfies these preferences, but it’s expensive. Laminate flooring is a good alternative, as modern printing technology makes it difficult to tell that a laminate floor isn’t real wood. Laminate flooring is much cheaper than real wood but lasts a long time. It’s also easy to install, making installation costs a lot less than wood flooring.

The report advises against using bold colours or patterns on floors, as many people prefer a more natural look. Tenants that want a much brighter look can achieve this by placing vibrant coloured rugs on top of the flooring.

Expect a high-quality laminate to last up to 30 years if there are not a lot of tenants and they don’t mistreat the floor. Laminates with protective coatings that are stain-resistant are recommended. If a laminate floor is damaged, only the damaged areas need replacing with new laminate planks. Laminate flooring is easy to clean with a quick mop or sweeping.
